Vulcan Property Development Construction Support Projects

Client: Vulcan, Inc.
Strategy associated with phasing multiple redevelopment projects in the Seattle downtown core, including evaluation of historical site uses, preparation of Environmental Site Assessments (ESAs) and site characterizations, cleanup plan development, as well as construction management services.

Overview of Floyd|Snider Contributions

Preparation of Phase I ESAs to identify multiple contaminant sources, including those from former dry cleaner, auto mechanic shop, and service station
Preparation of Phase II ESAs and soil management plans to support remediation of contaminated soils
Planning support for excavation and disposal of contaminated soil tailored specifically to unique site conditions at each property
Oversight of contaminated soil excavation and closure support of underground storage tanks encountered during excavation
Strategic support related to regulatory agency engagement

Project Summary

Floyd|Snider works closely with the property owner to review historical materials and perform site characterization activities to identify the extent of contamination prior to construction.

This close coordination facilitates detailed planning of excavation and disposal. During construction, we work within the overall building construction schedule to deliver remediation projects that do not delay construction and minimize additional expenses for remediation. Our strategic approach to Washington State Department of Ecology (Ecology) coordination helps ensure that contaminated properties will receive No Further Action designation after construction.
